Singapore Property Market Update — H1 2026: A Slower, Steadier Market

Private homes: growth cools, value shifts
URA's Q2 2026 figures show private home prices rose just 0.5% for the quarter, down from 0.9% in Q1. That growth is now carried almost entirely by landed homes (+2.5%), while non-landed prices slipped slightly (-0.1%). By region, the Core Central Region firmed up (+1.8%), while the city fringe (RCR, -1.2%) and suburbs (OCR, -0.1%) softened. New home sales stayed measured at around 2,140 units.
The takeaway: buyers have more room to negotiate than a year ago, and the runaway suburban price jumps have paused. Interestingly, the Core Central Region — long the laggard — is where quiet value is returning.
HDB resale: a gentle plateau
HDB resale prices eased for a second straight quarter, with the Resale Price Index slipping 0.3% to 202.7 in Q2 2026. After years of relentless increases, this is a gentle plateau rather than a cliff — but it does change the maths for upgraders.
